  • Analysing customer requirements and objectives, evaluating their feasibility and providing assistance throughout the design, auction, execution and post-execution phase;
  • Keeping the client informed throughout the project of the progress and problems, budget variations and execution charts, and other such issues considered relevant;
  • Identifying any existing or potential problems, disputes or conflicts and solving them by the cooperation of all those involved in the best interests of the client;
  • Submitting time sheets and other data on control processes and costs to the client, including expected returns and any other relevant information;
  • Updating the project risk register with new risks as well as providing advice and remedial action on actual risks; this includes identifying any potential risks that may have an impact on the development budget and the program;
  • Advising client on:
    • Selection of consultants as well as negotiation of their terms and conditions of employment;
    • Appointing the contractor or any subcontractors, including giving advice on the most appropriate bidding and contract forms (if applicable);
    • Regular review of the project objectives and follow-up of these objectives throughout the project;
    • Setting up a set of procedures for clear and effective communication;
    • Progress of all elements of the project, in particular of compliance with agreed capital and partial budgets, as well as the fulfilment of established standards and the initiation of any remedial action.
  • Collecting and capitalizing information from observations and measurements on phenomena and sizes that characterize the properties of buildings in the process of interaction with the ambient and technological environment.
  • Collecting a complete package of information to ensure their skills for normal exploitation, assessing the conditions for the prevention of incidents, accidents and damages, respectively the reduction of material damage, loss of life and environmental degradation.
  • Checking the technical condition of the construction in order to highlight those building elements which, due to degradation or operating conditions, pose a threat to the safety and stability of the construction.
  • Drafting reports on the current follow-up of the construction;
  • Notifying the authorities on the occurrence of events or on the exceeding of the control values in order to take the appropriate measures;
  • Tracking behaviour of the construction (current follow-up) will be performed by visual examination, with simple measuring means for current use, in accordance with the provisions of the technical book, of the objective and the technical regulations for tracking the behaviour in exploitation;
  • Collection of data on the technical condition of the construction, in order to detect and signal from the beginning the situations that endanger the safety in exploitation of the construction, in terms of the durability of the safety, comfort and economy in order to take the necessary intervention measures in time to remove the causes and effects thereof.
